The design of this 7,000 square foot newly constructed home is organized with the public spaces and private spaces opposite each other, culminating in an expansive Primary Suite. The Primary Suite contains a large bedroom with fireplace, Morning Bar, dual walk-in closets, double vanity Bathroom, soaking tub, an oversized steam shower and a private outdoor oasis complete with lounge, shower and a yoga deck.

The clean lines of the contemporary architecture are accented with a combination of cool stone surfaces, warm walnut wood, and live metal detailing. All rooms have an indoor/outdoor experience with direct access to the gardens or pool deck area.

This 16,000 square foot ground up private residence was designed for the coveted enclave of MariSol Malibu.

The architecture frames views of the Pacific Ocean and blends the exterior and interior through the use of vertical planes and multiple reflecting pools that transect the barrier between indoor and out. The residence would have featured a large Primary Suite, four secondary Bedrooms with Ensuites, a Guest House, private Spa/Salon with a waterfall and indoor pool, Gym, and Screening Room.

The property was sold upon completion of the permitting process and construction did not occur.

This project is a sister home to the Zumeriz Drive project and unfortunately, both properties were sold before construction began.

This project realized a full interior and exterior renovation of an existing 1,300 square foot bungalow in Venice Beach into a minimalist compound. The former Garage was transformed into an Accessory Dwelling Unit (ADU), or Guest Suite, to expand the livable space and the property was re-imagined with a new in-ground pool and landscape plantings.

In the role of Architect of Record, Modus collaborated with Studio Arthur Casas (Brazil), to develop this 10,200 square foot residence that will feature multiple structures, natural materials, strong lines, and emphasis the relationship of the site to the ocean.

This ground-up 2,550 square foot residence located in Canada features an open concept floor plan with a contemporized mid-century styling that maximizes the natural light of this water-front property.

The house has 2 levels and is composed of 3 Bedrooms, including the Primary Suite, with a separate Home Office, Library, Games Room, Bar, and a 2-person elevator. There is also a self-contained 1 Bedroom suite on the garden level for a live-in personal assistant.

A full remodel and partial expansion to a 1,800 square foot bungalow in Venice, CA. This classic single-family residence was given a new life with additional square footage by converting the Garage space into an ADU (Accessory Dwelling Unit).
